West Richland Wa Real Estate

West Richland Wa Real Estate ~ Parks & Recreation

The City of West Richland, Wa is a unique discovery for the budding family, come and see for yourselves. Recreational areas are important for any community, but especially for one in which children make up a large percentage of the population. Wide open spaces are a must, but so too are parklands, bike paths, walking trails and covered play areas.

With over 30 acres of playgrounds and parks the West Richland Wa Real Estate area is aligning with a strategy developed by the City to develop neighborhood parks throughout residential areas, whilst at the same time planning, constructing and maintaining larger community park areas.

To show their commitment to providing high quality parks and recreational facilities for families in the area, a Park Board has been established (circa 1972) to guide City Council decision making in the management and beautification of these community spaces. Ultimately it will remain the responsibility of the City Council to approve funding for parks and playgrounds in the West Richland Wa Real Estate area.

The Park Board is comprised of 5 residents, a Chairperson and a Vice-Chairperson. The Board meets on the last Tuesday of each month at the West Richland Wa Real Estate Library. The public are welcome to attend all meetings.  Visit West Richland Wa Real Estate Today!

Sacagawea Heritage Trail

The Sacagawea Heritage Trail Project aims to create a leisure and education trail that spans the twenty-two miles of the Columbia River, including that of the Richland Wa Real Estate area. The Project trail is a dedication to the solitary woman who aided the Lewis and Clark expedition. The trail will be bi-modal, in that pedestrians and cyclists can share its use. The amenities will be user friendly for able and disabled visitors and is expected to be completely environmentally friendly. It is anticipated that the trail will encourage visitors to learn more about, and to appreciate, the past experiences of the Corps of Discovery in the Mid-Columbia region.

It is hoped that the Heritage Trail will link pedestrians and cyclists with the rest of the Tri-City area. The network of loops will be non-motorized and will take in the river fronts and natural wonderland of the Tri-Cities area of which Richland Real Estate region is a part. The Class I multi-purpose trails and sidewalks, with Class II and III cycle routes (lanes and signage respectively) are monitored for continuous improvement.

The trail winds through parklands, along levees and streets. Richland City Council, as other Tri-City Councils are doing, maintains work on individual portions of the trail as well as maintaining waterfront development.

Pets and Potential Buyers ~ Without A Trace

Entering a home for a showing and being confronted by a set of barking dogs is enough to make some potential buyers not enter the home at all. Similarly, the sight of a Petsclump of cat hair on the sofa can sour some potential buyers as they try to envision themselves in your property. They won’t think you are a bad person or a bad pet owner, but they will come away from a real estate showing with a bad taste in their mouth due in large part to your pet’s effect.

Your job is to remove any trace of your pet’s stay in the home, starting with the clutter that can sometimes come from pet toys and food dishes. A cage is fine and a tidy area where a pet spends most of his or her time will not harm a showing, but having a stray dog bone here and a messy food dish there can distract a buyer from the beautiful breakfast nook you keep or the immaculate counter top you just cleaned. Home stagers recommend not letting your pet become a part of the home evaluation equation.

When To Use A New Construction Company Lender for a New Construction Loan

new construction mortgage | new construction lenderFor some reason, many home buyers see buying a newly constructed home as an entirely separate kind of real estate transaction where the traditional rules don’t apply and everything is as simple as buying a loaf of bread at the store. Sadly, that is not the case and more and more consumers are finding out that a new construction home is every bit as complicated as a resale.

Builder have quickly become some of the largest companies in the United States and they have done so on the backs of rapid growth in many areas of the country as well as the increasingly common practice of constructing entire communities instead of simply a row or two of homes…[more New Construction Mortgage]

Getting Through Real Estate Closing Without Any Problems

House hunting is by itself a rather stressful process. The need to close the contract only adds on to the stress. You could as well do with a few tips and some information to control Real Estate Closingthe frustration involved.

The settlement process, also called “closing”, begins once you have signed the contract to buy a house. “Closing of escrow” is the process whereby the title of ownership moves from the seller to the buyer. There are a few things you need before that.

Firstly you need to secure financing, which means you need to avail a mortgage loan. You will have to furnish some financial details to the lender. This may include among others, a credit report, property survey, proof of income, current expenses, current appraisal and in certain cases, even an inspection to check for termites or radon gas, etc. It will most probably be approved within a few days thanks to the competition among lenders…[more Real Estate Closing]

Fixer Upper Option

Renovating homes has gotten a boat load of publicity over the past few years as a great way for prospective real estate investorsto make great money over a short period of time.Fixer Upper Hopefully, you’ve taken that message with a grain of salt as renovations can often take a lengthy period of time and selling the home for a big profit is never a guarantee.

In fact, as any real estate investor will tell you, a few quick calculations will give you at least a rough idea of your chances for profit, be it large or small. Doing these quick and dirty calculations will not only give you that forecast of the future but determine whether a particular investment is worth the hassle, a step that many real estate investors skip that deserves adequate attention…[more Fixer Upper]

The Return of the Real Estate Auction

Real Estate AuctionWith the housing market starting to slow up a bit in some areas of the country, sellers are using more tools at their disposal than ever to get a house sold in a timely fashion. While these methods vary greatly by region, nationally there has been a rise in the amount of real estate auctions seen. Naturally, auctions are not a new phenomenon, but to see them increasingly used as a primary tool in selling real estate is.

The potential pitfalls are many in the auction business and while it is certainly one of the quickest ways to liquidate a home, it is often wrought with a great deal of uncertainty. What if your home doesn’t sell for the price you were looking for? What if the auction fees take out such a hunk of the selling price that you see little profit? These are key questions to not only ask yourself but to brace for if you pursue the auction as a real estate selling method…[more Real Estate Auction]

Importance of Being Earnest (Money)

Real Estate Earnest MoneyEvery real estate transaction has a series of steps along the process to get buyer and seller together for a successful purchase. Articles have and will be written about each of these little steps along the way and earnest money is one of those steps that can seem like a strange practice to go through but makes sense when explained.

Made as a kind of good faith payment made by an interested buyer, earnest money is another of the small steps along the real estate process that deserves to be explored. While no real estate transaction is exactly like another, generally earnest money comes in as part of the process when an interested buyer signs over an amount of money (often in the neighborhood of $500 or $1000) to more or less express that they are serious about buying the home…[more Real Estate Earnest Money]

Richland Washington History

Richland, Benton County, Washington, is the smallest of the three cities (the other two being Kennewick and Pasco) that comprise the renowned Tri Cities area of the state, but this dynamic community situated at the convergence of the Columbia River and Yakima River is steeped in a long, interesting, and rich history that stems back many centuries.

Before Richland was named and recognized as a town site and later, an official city, the region, called Chemna back then and later, Columbia Point, was for centuries home to the Wanapum, Yakama, and Walla Walla Indian tribes, where, at the Yakima’s mouth, they would harvest the salmon, hunt game, and gather berries and roots. The mouth of the Yakima River is also famous for its visitation from the famous Lewis and Clark Expedition on October 17, 1805…[more Richland Wa History]

Kennewick General Hospital and PS Media

Kennewick General Hospital’s marketing team was recently awarded a silver medal at the 2006 Aster Awards. KGH received the award for their television campaign featuring local physicians in an earnest discussion about the unique benefits KGH has to offer and the pressing need for hospital expansion. PS Media Inc., a local advertising agency produced the commercial. “We are pleased to help KGH share their story with the community.  They are an irreplaceable asset to the people they serve,” said Dave Praino of PS Media.

“Our primary mission for the campaign was to provide the community with our physicians’ perspective regarding the high quality of service KGH provides and our need for expansion,” explained Theresa Long, Director of Business Development and Marketing at KGH. Kennewick General Hospital’s administration and staff have established five primary areas of focus for the hospital:

  • To provide high quality care
  • To provide outstanding customer service
  • To increase the hospital’s financial viability
  • To foster proactive growth of KGH’s healthcare system
  • To be a major contributor to the  health of the community through educational opportunities, health fairs, public screenings, etc.

Success in the areas listed depends, in part, on the execution of a strong, consistent public communications campaign. The hospital’s marketing staff will work to continue its strong marketing and community relations efforts in 2007. The Aster Awards are hosted by Creative Images, Publisher of Marketing Healthcare Today magazine.

About Tri-Cities Washington State

The Tri-Cities is an area of the state of Washington that is made up of three neighboring cities: Kennewick, Pasco, and Richland, and is ranked as the 191st most populous metropolitan area of the U.S. The cities are located at the confluence of the Yakima, Snake, and Columbia rivers in the desert region of Southeastern Washington. A fourth neighboring city, West Richland, is generally included as part of the Tri-City area and region. Official April 1, 2006 population estimates from the state are as follows: Kennewick: 60,997 || Pasco: 46,494 || Richland: 44,317 || West Richland: 9,907 || Total: 161,715

Tri Cities Washington ~ Founding
Pasco was the first of the Tri-Cities to be incorporated, in 1891. Kennewick was incorporated in 1904, and Richland followed in 1910. West Richland was founded by dissatisfied residents of Richland, who wished to be home owners rather than renters of government owned houses, after the arrival of Hanford. Despite attempts by Richland to annex the community, they remained separate and eventually became incorporated in 1955.  See Wikipedia, Tri-Cities Washington.
